Planning Permission Plans

Once you have decided to extend your dwelling in most cases Planning and Building Regulations approval will be required. We have provided a brief outline of some of the information which maybe required by your Local Planning and Building Regulations Departments.

Planning Permission Application
The Local Authority consider the general external appearance in relation to the existing dwelling and its surrounding

Building Regulations Application
Design, structural elements, internal layout, Thermal values etc

Planning Permission Plans
Your Local Authority will require your proposals in a plan format, both the existing and proposed plans should be provided. The drawings should include individual floor layouts, sections and elevations. It is important that the proposed design incorporates planning principles as set out by your Local Authority

Consideration should be given to the following:
Appearance
The design should be in keeping with the character in scale and design of the existing dwelling
Neighbouring Properties
Planning Permission may not be granted if your extension is directly over looking rooms within the neighbouring property or excessive amounts of over looking of the garden areas

Any reduction to your neighbours daylight and outlook should be avoided. The proposed extension should not dominate or be overbearing to the surrounding buildings

The design should also consider and incorporate:
Garden size (in relation to the extension)
Materials ( roof tiles, brickwork, windows etc. should be in keeping with the existing where possible)
Per portioning ( windows, doors etc )
Roof Pitch
Boundary Treatment ( there should be no encroachment across the existing boundary)

* Listed Buildings, Conservation Areas and Green Belt sites are closely monitored by government and Local Authorities, government guidelines should be adhered to prior to submitting any applications
